Construction Manager

THIS IS A CORPORATE POSITION

The Manager of Construction This will include hands-on/onsite construction management partnering with outside vendors, i.e. architects, engineers and general contractors. This team member will be responsible for all stages of the restaurant's development process from feasibility analysis through construction and turn over to operations. Individual projects may range in cost from $300,000 to $600,000 and will consist of Domestic, new unit development, relocation of existing units, renovations for Corporate and Franchise owned restaurants.

  • Individual must work with the site selection and site development teams to prepare new unit feasibility analysis and a total development budget that meets expected financial returns.
  • Collaborate with the design team to review construction drawings.
  • Responsible for the development and maintenance of the project schedule, track regulatory approval processes and clearly communicate any required schedule updates.
  • Obtain bids from General Contractors, identify qualified subcontractors, negotiate pricing and prepare final job cost estimate for leadership approval.
  • Manage project expenditures to meet approved budget, responsible for maintaining job cost accounting processes including accuracy, documentation, approvals, payment reporting and tracking. Including managing records of certificate of insurance and lien waivers.
  • Possesses a clear understanding of construction details, code requirements and industry standards.
  • Knowledge and understanding of all phases of construction means and methods
  • Manage de-imaging and disposition of assets on closed and relocated restaurants. 
  • Drive a strong safety focus both in the design of the facility and the execution of the field construction.
  • Foster positive and effective business relationships at all levels and project phases.
  • Ensure construction administration process is developed and executed in the best interest of with Papa John's International, Inc. specifications.
  • Perform project close out including final project walk-through and closeout paperwork.  
  • Participate in development and reconciliation of capital estimates.

Education, Experience & Certifications

  • Construction Project management
  • Negotiation and Budgeting
  • Knowledge of all real estate and development management principles associated with multi-unit, franchisee driven development
  • Ability to maintain high performing working relationships with other functional areas
  • Excellent verbal and written communication skills
  • Ability to work in a fast-paced environment while managing multiple projects, deadlines, and responsibilities simultaneously.

Education:

Bachelor's Degree in Construction or Engineering, preferred.

Experience/Skills:

The following represent the minimum level of experience required for performing the job.

  • Five years experience in design, development and construction within the restaurant & retail industry
  • Must have initiative and ability to work independently and collaboratively in teams.
  • Self-starter, able to adapt and interact professionally with all levels of the organization.
  • Proven experience to demonstrate the qualities needed to function as "Owner Representative" and possesses a complete understanding of both General Contractor's and Owner's roles and responsibilities.
  • This role will require great attention to detail and a strong sense of urgency to manage/report budgets and schedules on multiple projects.
  • Strong verbal and written communication and organizational skills with attention to detail and follow up.
  • Must possess strong customer skills.
  • Ability to prioritize and complete multiple tasks as well as work well under pressure in a fast-paced environment.
  • Ability to travel 4-5 days/wk.
