Job Summary

The Senior Manager Real Estates is responsible to manage the real estate programs of the Company’s portfolio of existing stores. Responsibilities include lease negotiations, dispositions, and the contractual side of lease renewal, including ensuring key dates are addressed and resolved in a timely and beneficial manner.

Duties & Responsibilities (other duties as assigned)

  • Present for approval the best or most advantageous terms on a given actionable leasehold event.
  • Manage the real estate process from selection to lease execution for select corporate locations within an assigned market.
  • Negotiate and/or renegotiate improved or advantageous economics and other lease terms
  • Resolve business issues of the lease.
  • Present all lease renewals at bi-weekly Real Estate Committee Meetings.
  • Responsible for day-today negotiations for business issues of the lease or key date issues.
  • Gather feedback from Operations, Facilities, Legal and other departments to assist with decisions.
  • Maintain a project file identifying all approvals, achievements, and cost saving analysis.
  • Prepare periodic management reports showing cost savings and measurement statistics.
  • Prepare and present lease analysis for review of cost saving opportunities.
  • Ensure formal procedure for store closing decisions for corporate stores and notification processes are followed.
  • Assist in managing the process for reviewing and addressing poor performing stores.
  • Manage relocations projects and negotiate with landlords.
  • Meet with landlords to review portfolio and address lease/rent issues.
  • Build relationships with landlords and other retailers.
  • Monitor lease notification dates through use of real estate database.
  • Play an active role in developing & implementing real estate policy and procedures.
  • Serve as a point of escalation for Legal/Accounting with lease compliance issues (i.e. CAM/TAX audits/ reconciliations).
  • Act as spokesperson for the Company in all communications with landlords and their representatives.
  • Maintain a membership in ICSC and represent the company at selected ICSC functions
